Stations are no longer just a place to get on, off or change trains: they have now become popular shopping destinations, thanks in large part to a mix of highly attractive tenants.
For Lugano station, FFS Immobili is looking for a new tenant in the Retail, Services and Performance sector for a surface area of approx. 31m2, located in the new Besso Underpass "SpBe" in a strategic position, in what will be one of the main arteries for flows to the FFS Lugano station.

At Lugano station, the pedestrian underpass of Besso will be replaced, which will become a new hub for public transport in the region.
At Lugano station, the new Besso pedestrian underpass is being built. The old underpass, a structure almost a century old, needed modernization, as it is destined to become a new hub for public transport in the Lugano area, an interchange area between the railway, tram and road transport networks. The new underpass, thanks to new ramps and new elevators, will be free of architectural barriers in compliance with the law on disabled people (LDis): a necessity for people with reduced mobility and a convenience for families with strollers or tourists with suitcases.
The new structure also aims to become a real urban space for pedestrians from east to west, from Piazzale di Besso to Parco del Bertaccio, as part of the future reorganization of the area around Lugano station and new pedestrian connections towards Via Sorengo and Via Besso. The chosen architecture will provide a greater sense of security, with large and bright spaces thanks to the three skylights that will be built in correspondence with the railway platforms, ensuring the diffusion of natural light and auditory and visual contact between the two levels. At the eastern end of the underpass, a large window will also be built that opens onto the city and, in this case, allows natural light to illuminate the internal staircase that descends below Via Maraini and provides access to Parco Bertaccio. You will therefore have the impression that you are not in an underpass, but in a place of passage that develops under railway bridges and within the city.
